Mr. Jones thanks for calling us out. I’ve been under your house and I recommend a moisture barrier based on your moisture levels and the original barrier that is torn and only covering a quarter of the crawlspace. Termites are aggressive and the most important thing to them is food and water sources like your crawlspace. When their water and food sources are cut off they can’t survive and try to find another place to thrive. This is why we need to keep the moisture levels under your house at the recommended levels. Moisture conditions under your house can actually change from day by day. This is why we recommend a moisture barrier.
How does it work?
We use plastic/poly product that’s 6 mils thick underneath your house. It’s important that your house has some moisture but not too much. We basically want to trap the humidity and control it.
Your wood just has to have the proper amount of moisture content which according to the Department of Agriculture is moisture content at 20% or less. Since we are familiar with how moisture can be higher or lower at any point in time we just want to make sure that we keep it less than 20%
So What Do You Do?
We go under your home and put it down like a carpet. We apply it approximately anywhere from 12-24” clearance from your outer walls and around your piers because it is important that there is a little bit of moisture this allows us to keep it under 20%.
Why is it supposed to be 20% or less?
Termites, moisture rot, mold, and fungus due to moisture grow rapidly in a closed area like a crawlspace. I highly recommend it due to the nature of the termite and how moisture works. Today it’s code that there is supposed to be a moisture barrier under every home built in South Carolina. The fact that there’s a lot of mold and fungus under your home isn’t healthy because fungi spores travel easily into the home from underneath causing health risks. You will actually get better sleep with the barrier. There are two main reasons why you need to control the moisture in your crawlspace:
- Protects property structurally from termites, mold, fungus maximizing healthy air
- It provides energy savings because you use less energy to run your A/C
The moisture barrier provides protection from moisture-loving pests by cutting off their water and food supply, but it also provides healthier air in your home for your family. It’s a very affordable solution for the value provided.
